Process

One room, from first survey to first guest.

Scroll through a typical engagement. The same guest room moves from its existing condition to drawings, approvals, construction, furnishing and handover.

  1. Stage 1: Consultation. We walk the property with you, listen to what's working and what isn't, and agree what success means — rate, guest scores, opening date, budget. Deliverables: Site visit & first survey, Brief and success criteria, Order-of-magnitude budget.
  2. Stage 2: Design & Concept. The concept becomes plans, elevations, lighting and specifications — then a full-scale mock-up room you can sleep in before anything is rolled out. Deliverables: Concept & material boards, Drawings and specifications, Mock-up room sign-off.
  3. Stage 3: Permits & Planning. We prepare and coordinate the approvals, lock the programme and the price, and plan the phasing that keeps your hotel trading during works. Deliverables: Permit applications & approvals, Fixed programme and budget, Phasing & logistics plan.
  4. Stage 4: Construction. Strip-out, structure and services, coordinated floor by floor — with weekly reporting on programme, cost, risks and the decisions we need from you. Deliverables: Weekly one-page report, Quality inspections, Change control before change.
  5. Stage 5: Furnishing & Styling. FF&E ordered months earlier arrives in sequence. Rooms are installed, styled and snagged in batches, ready for the operator's inspection. Deliverables: FF&E installation, Styling & art, Room-by-room snagging.
  6. Stage 6: Handover. Keys, documentation and training for your team — and we stay on through the defects period, because opening day is not the end of the job. Deliverables: O&M manuals & warranties, Team training, Defects-period support.

Throughout

What stays constant at every stage.

  • 01

    One weekly report

Programme, cost, risks and the decisions we need — on one page first, in plain language.

  • 02

    Change before change

Every change is priced and approved before it is built. The budget moves only when you decide.

  • 03

    Trading hotels

Phasing, noise windows and segregated access, planned with your general manager.

  • 04

    Documented quality

Inspections at every stage and a full handover file: drawings, manuals, warranties, certificates.
